If a parcel has a low index score, it means the undeveloped land is relatively less valuable compared to other parcels in the U.S.


LandGate’s algorithm uses various data sets to figure out what portions of each parcel are tied to specific land uses. LandGate’s data scientists have also tailored the data to assign values specific to local areas. For instance, pastureland in a dry region might be valued lower compared to pastureland in a forested or very wet location, where it would have a higher value.

2) Solar Value Index

The Energy Storage Index is a metric that reflects the relative value of developing battery storage facilities on a specific land parcel. It assigns a score to each parcel, where a lower index score indicates a comparatively lower value for battery storage development relative to similar projects nationwide.


7) Available Power Value Index

LandGate's Available Power Value Index looks at the value of a property’s access to enough electrical grid power by checking out nearby power sources and infrastructure, as well as the local grid’s electricity supply and demand. Having enough grid power is key for any property—whether residential, commercial, or industrial—because a steady and reliable electricity supply supports important stuff like setting up a home charging station or developing a renewable energy project. By evaluating the electricity supply and demand balance within the local grid, we make sure property activities don't put too much strain on the grid, promoting sustainable usage and preventing overload. How close a property is to electrical infrastructure and power sources has a big impact on power availability, reliability, and cost-efficiency. 8) Minerals Value Index

LandGate’s Mineral Value Index provides a relative valuation of mineral right value for every parcel in the United States.  Leveraging a mix of proprietary and public data, LandGate applies complex algorithms to calculate values for each and every parcel in a way that only a customized study from a professional geologist could. It takes into account geologic, reservoir and operations engineering variables to determine the net remaining reserves of existing and potential future wells that could produce minerals existing on the property.


LandGate collects both public and proprietary data across the entire United States and conditions the data to be usable and digestible to users.  Using this data, LandGate then applies in-depth geological and reservoir engineering analysis to determine the amount of oil and gas remaining in the ground for each parcel.  These calculations take into account each individual geologic formation that is currently and could potentially produce oil and gas, all of the existing producing, drilled and permitted wells on the location, and any additional well that may potentially be drilled on the property.  Oil prices, drilling rig counts, and market value discount rates are taken into account to determine net present value of remaining reserves for each parcel.


9) Mining Value Index

LandGate's Mining Index score shows how valuable the mineral rights are for a specific piece of land, based on mining activity. It helps determine if a parcel is suitable for mining various types of minerals.


LandGate evaluates the mineral rights value of every parcel in the US by considering geologic factors like bedrock composition, specific mineral occurrences, historical mineral production, and the parcel's location and geology.
